At ACS Cleaning and Maintenance PTY LTD we pride ourselves on being fair, trustworthy, friendly, more than capable and to give our absolute best each and every time. This is why we feel you should understand how we do business. Please be sure to read the below about our Terms & Conditions of the services we provide prior to booking. Prices remain a guide only. Additional costs may be incurred if the property is heavily soiled, is larger than first described or larger than average for the building type/size etc or has more complex cleaning methods required, handyman services are quoted as per job and therefore are reflected in the quote.


We love to clean however we do not clean building trades mess (paint splatter, leftover building supplies - unless pre-booked for a post building clean), pet mess, ceiling light fixtures, in areas that pose a safety risk (Heights, exposed metal, rust, damaged power supply cords or any other health & safety hazard that is observed).


If a post builders clean has not been undertaken after building works have been completed at the property; ACS Cleaning and Maintenance PTY LTD will seek to request to undertake one with the cleaning charged at the hourly rate per person. Please note that when trade services have undertaken work at a property, dust will still be settling in that region for quite some time after renovation & due to this ACS Cleaning and Maintenance PTY LTD will not be called back to service a property whereas dust has settled on a ‘free of charge basis’ as both parties are to understand the above mentioned regarding dust particles.


For Exit/EOL/Move In cleans the property MUST be completely empty or additional fees may apply for personal effects or rubbish have to be removed, the maintenance team can price on the spot should such event occur.


ACS Cleaning and Maintenance PTY LTD and its employees and/or contractors will not be held responsible or liable for any/all damage or loss to property resulting from rubbish within the property that has been leftover by the tenant/home owner. This includes any/all resulting damage/loss to the property from the removal of furniture, hooks or any other personal property belonging to or which was the property of the home owner/tenant/vacating tenant/business owner or likewise.


Oven’s that are of an ‘older style’ require extra TLC and are therefore charged the p/hr quoted fee to clean separately from the cleaning quote provided (if this is to be required it will be mentioned upon first inspection/quote).


Spot marking is the removal of finger marks around light switches, corners, by the front entrance, by doors on the way into rooms (e.g., where small children trail hands), large marks that may be damaged by furniture rubbing etc and is included in our quote.


If you have walls that have finger marks in several places, or large areas (anything bigger than 1mt x.05 mt as a rough guide) where small children touch in bedrooms, hallways etc then this will require wall washing.


If you have food spatter on painted walls in a kitchen, this will also likely need wall washing. The same applies if a home has lots of marks all over the walls in general, this requires wall washing not spot marking.


If you are unsure if you need wall washing or spot marking, please feel free to send us photos so that we can assist you in working out what is required in your home.


We give an immaculate clean however due to the way some appliances or cabinets fit mainly fridge, washing machine, oven, grill, bathroom cabinet etc; sometimes it is not possible to clean what you can visibly see however we do promise to provide our 100% attention in attempting to find a way to clean in these difficult places.


Where extended hours have been required over and above the quoted hours/amount. These extended hours are understood and accepted by the agent/tenants/home owners/business owners and likewise to have been worked and therefore are made payable at the rate supplied with the original quote. It is deemed that these extended hours have been communicated to the relevant/required person/people with whom the quote was first provided to or another person deemed in charge of making financial decisions regarding the property/premise in question. This communication is understood to be either verbal, text or email correspondence and all various ways of correspondence consititute a contract of service.


As we understand over time homes incur wear & tear on their properties. This means sometimes even when cleaned certain parts of the home will not be able to achieve the ‘best finish’ (tiles, fixtures, cabinets, window/door frames, balconies, stained glass etc). This often occurs in older style homes or homes which have not been properly maintained. It must be acknowledged that they require rectification and/or trades above cleaning services.


Our cleaners and handyman are not required to move heavy objects due to Health & Safety (more than 15kgs). This apply's to items which are difficult in both size and shape (however may not be >15kgs.) It must also be noted that for time spent having to move/reposition/move back items that have been requested to reposition in order to clean or carry out repairs; that this may take more time and therefore in this instance the quoted amount may differ from the actual invoiced amount. There must be running hot/cold water & electricity available in every property we service. We do not guarantee quality workmanship within a business premise/home/vacant unit where these are not available and for exit/move out cleans the bond guarantee will be void. The hourly rate will apply for the extra time taken to clean or repair the home requiring improvisation under these circumstances.


For agents requiring a return to the property to 'fix' certain areas of cleaning or maintenance (bond returns, sales campaigns etc). Visual evidence must be supplied by the agent to ACS Cleaning and Maintenance PTY LTD before ACS Cleaning and Maintenance PTY LTD will organise a time to return to the unit/premise to complete the clean or repair to the standard required. If it is found by ACS Cleaning and Maintenance PTY LTD contractors and/or employees that the unit/premise has no fault (upon further visual inspection) with the cleaning or maintenance undertaken prior a minimum charge of $110 will apply as a call out fee plus all parking costs associated with the return to the property in mention.


For Agents/tenants/home owners/business owners and likewise who have rushed our cleaning or maintenance services to be undertaken within a certain time frame, before or by a certain time or for a certain financial amount only please note ACS Cleaning and Maintenance PTY LTD will not be held responsible for any missed particulars within the premise/property. We believe in cleaning and maintaining thoroughly & for this to occur substantial time & effort is certainly required. For agents requiring a return to the property to complete further cleaning or maintenance a call out hourly rate of $65 inc per hour for cleaning & $88 inc per hour for handyman service with a minimum of 2 hours plus parking expenses (as required) will be incurred.


Quotations are based on a per job basis unless stipulated otherwise. If paid parking is required by the cleaner or handyman this will be added to the final invoice. If cleaning is cancelled with 24 hours of a jobs start time ACS Cleaning and Maintenance PTY LTD has the right to request full payment or part thereof as a cancellation fee. Please note that this is discretionary in each individual circumstance.


Invoicing unless otherwise agreed in writing, all accounts must be paid within 7 days of the date of our tax invoice. Invoicing shall take place in advance and all accounts are sent by email within the first week of each month. Invoices are payable in accordance with the terms on the quote document. At no time can the customer short pay or waive payment of any invoiced fee without acceptance by ACS Cleaning and Maintenance PTY LTD. Amounts owing after the due date may accrue interest at the rate of 15% per annum, calculated daily from the first day overdue until payment. ACS Cleaning and Maintenance PTY LTD may increase its base service fees annually or from time to time. ACS Cleaning and Maintenance PTY LTD may charge fees for processing credit card and cheque payments, and late payment fees on outstanding invoices. If ACS Cleaning and Maintenance PTY LTD are required to appoint a recovery agent, debtors will be held accountable for any recovery costs. The Customer shall agree to pay and reimburse ACS Cleaning and Maintenance PTY LTD for legal costs, or other expenses incurred in respect of the preparation of any documentation required by ACS Cleaning and Maintenance PTY LTD secure the provision of credit to the customer together with all collection and enforcement costs and expenses which ACS Cleaning and Maintenance PTY LTD may suffer or incur in connection with the sale of goods or supply of services or provisions of credit to the Customer including (without limitation) legal costs on a full Indemnity basis.


Payments are to be made into the nominated bank account supplied on the invoice with the invoice number recorded in the description. Payments are not to be made until the final invoiced amount has been sent. All invoices are due by their due date stipulated on the invoice provided. If payment is not made by the due date then late payment fee of 35% of total amount may be applicable.


Furthermore the acceptance of ACS Cleaning and Maintenance PTY LTD to undertake cleaning or handyman activities within your home, vacated property, place of work, business or likewise accepts the above Terms & Conditions in full.


We are human, and sometimes we miss things! We never claim to be perfect so on these occasions, what we would ask you to do is contact us politely and respectfully to advise us of the concern.


If this is for end of lease cleaning, we will ask you to wait for the inspection by the real estate agent. so that if there are additional items the Agent requires, we can return to fix all of them at the same time to ensure return of your bond. We will ask for photos of the work required to ensure we fix what is required. As our aim is for you to obtain your bond back, we 100% endeavour to achieve this for you at our first visit.


If your clean is not for end of tenancy reasons (e.g., pre/post sale, deceased estate), and you are on site to check our work before we leave, please do so thoroughly. Anything that is missed, we are happy to rectify at that moment in time. Acceptance of our work checked on site is final (hence our request for you to check thoroughly), we will not revisit several days later if you change your mind and decide later you are not happy. If you are on site at the time we finish, and decline to check our work, this is considered a final acceptance of our work and you waive the right for a re-clean.


As it is our policy to fix any items we may have missed WE DO NOT PROVIDE ANY REFUNDS FOR SERVICES.


Any failure to communicate with us in a polite and respectful manner will result in cancellation of future appts and services. We have a no-tolerance policy.

Commercial Terms and Conditions


Contract Terms of agreement the agreement shall automatically renew at the end of the Term (and any Further Term) for a further one (12) months (Further Term) unless you give us written notice to info@acscleaningandmaintenance.com.au of termination at least thirty (28) days prior to the end of the relevant term.


Our prices are calculated on an annual basis and this amount is then divided into 12 equal monthly payments. No deduction or discount will be applicable in the event of any unused service days – including Easter, Christmas, and other gazetted holidays or periods where a customer may close their premises. The Contract does not include the provision of a service on public holidays or where applicable, bank holidays, unless specified in writing by ACS Cleaning and Maintenance PTY LTD. All prices quoted exclude GST.

Events beyond the control of ACS Cleaning and Maintenance PTY LTD ACS Cleaning and Maintenance PTY LTD will be exempted from performing its obligations under this Agreement for so long as it is unable to do so due to reasons beyond its reasonable control (i.e. Customer changes alarm or access codes, or customer changes locks and does not supply new codes and/or locks to ACS Cleaning and Maintenance PTY LTD). Under these circumstances, ACS Cleaning and Maintenance PTY LTD shall still be paid for the service irrespective and shall not incur any expenses, nor suffer damages, for such withdrawal of services.


Change of Worker ACS Cleaning and Maintenance PTY LTD agrees to provide the services contained in the specification and at its discretion may change the allocated cleaner servicing the customer site at any time.


Our Customer agrees that should the cleaning contract be terminated for any reason, for a period of (12) months from the date of termination, the Customer will not solicit or engage any ACS Cleaning and Maintenance PTY LTD employee or Subcontractor to work directly for the Customer in any capacity unless a selection fee equal to 50% of the ACS Cleaning and Maintenance PTY LTD employee or Subcontractor’s last 12 month’s invoices is paid by the Customer or recruiting organisation to ACS Cleaning and Maintenance PTY LTD. For the purposes of this covenant not to compete, competition is defined as soliciting or accepting employment by, or rendering services to, any person or organisation that is or was a customer of the ACS Cleaning and Maintenance PTY LTD.


Termination, either party can terminate this agreement by writing to the other if the Party notified fails to observe any term of this Agreement and fails to rectify this breach, to the satisfaction of the notifying Party, following the expiration of 28 days’ notice of the breach being given in writing by the notifying Party to the other Party Notwithstanding anything in this Agreement to the contrary, the Company may terminate this Agreement at any time by notice in writing to the Service Provider, if the Service Provider or any of the Service Provider’s Personnel is guilty of any dishonesty, serious misconduct, or serious neglect of duty, in or in connection with the provision of the Services. Either Party may terminate this Agreement upon the happening of any of the following events: the giving of at least 28 months’ written notice by one Party to the other Party of the intention to terminate this Agreement. If the Company enter in a deed of arrangement or an order is made for it to be wound up. If an administrator, receiver or receiver/manager or a liquidator is appointed to the Company pursuant to the Corporations Act 2001 (Cth); or if the Company would be presumed to be insolvent by a court in any of the circumstances referred to in the Corporations Act 2001 (Cth).


The Company may, at its discretion, pay to the Service Provider the equivalent amount of the fees payable by the Company to the Service Provider during the notice period in lieu of any notice period relating to termination of this Agreement under paragraph (c)(i).


Upon termination of this Agreement any fees, expenses, or reimbursements payable by the Company to the Service Provider in respect of any period prior to the Termination Date must be paid by the Company within 14 days after the Termination Date.


Upon termination of this Agreement for any reason, the Service Provider shall deliver, and require that its employees, agents and subcontractors deliver, to the Company all Materials and any other property of the Company which are in the possession or control of the Service Provider or the Service Provider’s employees, agents or subcontractors at the date of termination.
